Depending on the client’s needs, we will provide full color renderings or virtual modeling of the outside spaces to better help you visualize the outside spaces of your home. This step can sometimes help you evaluate the scale of trees, shrubs and solid structures located within the garden or poolscape.

We curate the materials and design elements that define the character of each outdoor space. From tile and decking to lighting, metals, and specialty features, every finish is selected to complement the architecture and withstand the coastal environment. Our attention to detail ensures a cohesive, elevated result that feels intentional at every level.

Our furniture curation service thoughtfully completes each outdoor space with pieces that balance comfort, durability, and design intent. We source and specify high-quality outdoor furnishings, umbrellas, and accessories tailored to the architecture, lifestyle, and coastal environment of your project. We understand the importance of budgets and how essential an accurate cost analysis is in the construction of a home and the decision process. We will review project plans and use our industry experience and relationships to provide an estimate to you or your builder.

We understand and are up-to-date on community Architectural Review Board codes and rules, as well as the local and state permitting requirements and codes. We will work with the homeowner to meet these codes and make sure the creative ideas we propose are actually buildable. We will also work with agencies to obtain variances when we believe it is feasibly possible.

Your project will be well managed by OPI team leaders. We work efficiently and will communicate often with you and your builder representatives as often as necessary. We strive to make the construction of your home as stress free as possible. We are state registered and licensed to perform site inspections and approvals on the property. We will make frequent visits to your site to ensure that the delivered product equals the specifications requested and paid for by our clients. This ensures the quality of our work and that of the subcontractors installing the materials.
